Hallmark were awarded this project after Section 20 Leasehold consultation. 2 Norwich Avenue is sited in a densely populated area of Bournemouth town centre. The property has very little frontage and the only rear access is via the courtyard of a neighbouring property which could have made the project frought with difficulties and dangers.
Hallmark were monitored regarding quality and safety from start to finish by Bennington Green, a well established chartered surveying practice whose head office is situated literally around the corner from the site.
Scaffold platforms were erected to both front and rear elevations. All existing flat roof surfaces were stripped and inspected prior to insulation and single ply membranes fitted plus liquid fibreglass systems applied to the parapet gulleys. Large dorma roofs featuring tired timber claddings were stripped and new woodgrain upvc shiplap cladding fitted. The condition of the tiled roof came into question whilst works proceeded and it was therefore decided to strip and replace the original slates together with new breather membrane and treated battens.
Budget was very tight due to the residents having been consulted up to a certain figure and the Section 20 constraints do not allow these costs to be exceeded. Hallmark worked along with Bennington Green to ensure that the most important elements of the works were undertaken to the specification, whilst other ‘provisional’ or less important items were omitted so that the overall budget was not exceeded. Hallmark agreed to forego their normal mark up on certain sub-contract services as a gesture of goodwill to assist the client in achieving their aim of providing the residents with an upgraded and more attractive building in which to live.
All the roofing works were successfully completed, together with complete external decorations and other essential repairs to make the property water tight and clean in appearance.
