Hallmark were appointed to undertake a complete refurbishment to an occupied block of 19 No. bedsits. Works involved the conversion of the integral manager’s 2 storey house into 2 No. 1 bed flats. Construction of 2 No. new 2 storey extensions and complete strip out and alteration of the bedsits to form new 1 bed flats. Works comprised of groundworks and drainage, demolition of blockwork walls, temporary supports, new structural steel and lintels, construction of new blockwork and studwork walls, complete mechanical and electrical installation, new kitchens and bathrooms, new fire doors including communal screens, insulated plasterboard ceilings, drylining, plastering, decoration and cleaning. New cavity masonry walls, beam & block floors, suspended mf ceilings, timber cut roof, new pitched roofing.
Key aspects:
Our highly experienced operatives carried out a number of structural adaptations to enable the new configuration of the block. This included removing the timber staircase and infilling the void within the original manager’s house to create 2 No. separate flats. This was achieved by fixing steel shelf angles, inserting reinforcement bars / mesh and pouring a concrete mix onto formwork shored up from the ground floor. Other adaptions consisted of removing cavity walls at both ground and first floor levels, temporarily propping and inserting new double steel sections drilled and bolted together with spacers. A new 2 storey extension was constructed to enable the completion of the change from a bedsit to 1 bed flat on both levels. This involved complex drainage adaptions both externally and under the existing floor slab. Concrete beam & block floors were also calculated for the span and installed plus insulation and screed finishes to the floors to ensure a continuous level between old and new structures. All works were continually monitored by Hallmark’s management team to ensure compliance and adherence to specification and all legislation. Works were completed on time and to the satisfaction of all parties.
